Bidders should assume the home needs substantial cleaning, repair, and updating.

Seeing the property
- The interior is open only during the preview on Monday, October 26, from noon to 6:00 p.m. There are no private showings, early or late entry, or return visits, and the home will not be open on auction day.
- At any other time, view the home from the street and sidewalk only. Please don’t enter the home, garage, or yard.
- Everyone at the preview signs in and enters at their own risk. The home has not been cleaned or repaired, conditions may be hazardous, and children must be supervised by an adult at all times.

Inspect at the preview
Monday, October 26, from noon to 6:00 p.m. You may bring a home inspector, contractor, or certified lead-based paint inspector. Inspections must be visual and non-invasive. Photos and video are allowed.

Register in person at the home. Registration closes when bidding begins, and late arrivals will not be registered. Each registered bidder receives a bidder number.

Bid at 5:00 p.m.
Every bid is for the total purchase price, in whole U.S. dollars. There is no buyer’s premium. The auction is with reserve, so the Trustee may reject any bid.

If your bid is accepted, sign and pay
Sign the Memorandum of Sale immediately. Pay the balance, your bid less the $5,000 deposit, by wire transfer or cashier’s check by 5:00 p.m. MT on the third business day after the auction. After payment, counsel for the Trust records the quitclaim deed and delivers it to you with the keys.
Terms at a glance

- As-is, where-is, with all faults. No repairs, cleanup, credits, or warranties of any kind. Anything left in the home at closing becomes the buyer’s.
- Deed and title
- Quitclaim deed, without warranty of title. The Trust provides no title report or survey. You may order your own at your expense.
- Closing
- Handled directly by counsel for the Trust, with no title company or escrow. Possession transfers when the deed is recorded.
- Taxes and costs
- 2026 property taxes are prorated at closing. The buyer pays the recording fee and any title, survey, or inspection costs.
- Commissions
- None. No broker represents the Trust, and the Trust will not pay a commission to a buyer’s agent.
- Default
- If the winning bidder does not sign or pay on time, the Trust keeps the $5,000 deposit as liquidated damages and may sell to the backup bidder.
- Lead-based paint
- The home was built before 1978. The disclosure and EPA pamphlet are in the packet. The period for any lead-based paint inspection ends with the preview.
